Property Management in Dubai for Landlords

Tenants found, rent collected, repairs handled and an honest monthly report, so your property earns without taking over your week.

An empty month costs more than a year of management

Take a flat that rents for AED 90,000 a year. One month with no tenant costs you AED 7,500. A management fee in the usual market range of 5% to 8% is AED 4,500 to 7,200 for the whole year. Avoiding a single extra vacant month can pay for it.
Vacancy is not the only leak. Rent set too low at renewal, a missed notice date, a repair left to grow or a deposit dispute with poor paperwork can each cost more than the fee. A manager’s job is to stop those quiet losses before they reach you.

Six jobs we take off your plate

  • Finding and vetting the tenant. We price the unit against recent lets, list it, run viewings and check documents, employment and references before anyone signs. How we screen tenants.
  • Contract and Ejari. We prepare the tenancy contract, register it on Ejari and keep the certificate on file. An unregistered contract weakens your position in any dispute. Ejari for landlords.
  • Rent collection and accounting. Cheques and transfers are tracked, banked and paid to you with a clear statement. Late payment is chased the same week.
  • Repairs done properly. We get quotes, agree a spending limit with you and use vetted contractors. You approve anything above that limit. Maintenance and service charges explained.
  • Inspections. Photo-documented check-in and check-out, plus periodic visits, so deposit decisions are backed by evidence.
  • Renewals and rent reviews. We diarise the notice dates, compare your rent with the rental index and market, and send correct notices on time. Rent increases and renewals.

What lands in your inbox every month

Owners should never have to chase for news. Each month you receive a plain statement that shows:

  • Rent received and the date it arrived
  • Every expense, with the invoice attached
  • The status of service charges
  • Open and closed maintenance jobs, with photos
  • The dates that matter next: cheque dates, the renewal notice deadline, Ejari expiry
If something needs your decision, we ask the same day rather than at month end.

Frequently Asked Questions

For long-term residential lets, full management is commonly quoted at around 5% to 8% of the annual rent. Lower-rent units sometimes pay a flat annual fee instead. Finding a new tenant is often charged separately, frequently at about one month’s rent. [State your own fees here.] Always ask for a written list of what is and is not covered.
Ejari registration, which costs roughly AED 220, is usually paid by the tenant, although registering the contract is a landlord’s legal responsibility. Tenants normally pay electricity, water and cooling if billed separately. Service charges belong to the owner and are never part of a management fee.
A landlord cannot change locks or cut utilities. The lawful route is a formal written notice, commonly with a 30-day period for non-payment, followed by a case at the Rental Disputes Centre if the rent stays unpaid. We prepare the notice, keep the cheques and records in order and handle the process on your behalf.
Yes. We agree a repair spending limit with you at the start. Small, urgent jobs below it are handled immediately and anything larger comes to you with a quote. Rent changes at renewal are always your decision, and we advise using current market data.
You can. The tenancy continues under the same terms after a sale. If a buyer wants the property empty, the law requires 12 months’ written notice through a notary or registered mail. Many investors prefer to buy rented units, because the income continues from day one. We can market the unit as tenanted and coordinate the handover of contracts and records.
Yes, under a separate service with its own permit and operating rules. See holiday home management.
