How much does it cost to sell my property in Dubai?

Sellers typically pay the agent’s commission, which is commonly around 2% of the sale price plus VAT (agree it in writing), and the developer NOC fee, which ranges from AED 500 to AED 5,000 depending on the developer. If you have a mortgage, your bank may charge an early settlement fee. The Central Bank caps this, so check your loan contract for the exact figure. Dubai does not charge capital gains tax on residential property sales.

How long does it take to sell?

Once a buyer is found, the sale process commonly takes 30 to 60 days. A cash sale can complete in as little as two to three weeks, while a mortgage-based sale takes longer because of the bank valuation and approval. How quickly you find a buyer depends mainly on price. A correctly priced property attracts viewings in the first couple of weeks.

What documents do I need to sell?

You need the original title deed (or Oqood/title documents), your passport and Emirates ID, and the developer NOC confirming there are no unpaid service charges. If you have a mortgage, you also need your bank’s details so it can issue a liability letter. Your agent will also ask for the service charge account status and any tenancy contract if the property is rented.

Who pays the 4% DLD transfer fee when I sell?

By market convention, the buyer pays the full 4% DLD transfer fee. The Memorandum of Understanding (MOU) should state this clearly. In some cases the parties agree to split it, but the seller paying nothing towards it is standard. Check the MOU before signing to avoid surprises.

I still have a mortgage. Can I sell?

Yes. Your bank issues a liability letter showing the outstanding balance. The buyer’s payment is arranged so that the bank receives its balance through a manager’s cheque at the trustee office, and you receive the remainder. Ask your bank in advance about early settlement charges and processing time, because the letter can take several days.

Can I sell a property that has a tenant?

Yes. A sale does not end the tenancy automatically. The buyer takes over the existing lease with the same terms, until it expires. If the buyer wants the property vacant, the law requires the landlord to give the tenant 12 months’ written notice through a notary or registered mail. Many investors prefer buying tenanted units for the immediate income, so having a tenant is not necessarily a disadvantage.

How do I set the right asking price?

Look at recent actual transactions of similar units in the same building or community, comparing size, floor, view, condition and layout. Price per square foot is the usual yardstick. Asking prices on portals are only what sellers hope for, whereas transaction records show what buyers paid. Overpricing is the most common mistake, because properties that sit unsold for weeks tend to attract lower offers.

Do I need to be in Dubai to sell?

No. If you are outside the UAE, you can appoint someone through a Power of Attorney to sign on your behalf. It usually has to be notarised and attested according to UAE requirements. Your agent will confirm the current process, and viewings, negotiation and paperwork can all be managed remotely.
