Mortgage Solutions in Dubai: Compare, Apply, Close

We compare lenders on the total cost of the loan and manage the application, so you borrow on terms you have understood.

Pick the route that matches what you are doing

Purchase. Finance for a home you will live in. We match your income, deposit and timeline to lenders whose criteria fit, instead of sending you to the first bank on the list. Good to know: a pre-approval before you make an offer protects your deposit.
Buy-to-let. Finance for a property you will rent out. Central Bank rules allow a smaller loan on a second or investment property, so the deposit is larger. Good to know: ask each lender how they treat expected rental income. Buy-to-let mortgage guide.
Refinance. Moving an existing mortgage to a new lender or product. It can lower the rate or change the term, but it brings costs too: a new valuation, fees and possibly an early settlement charge. Good to know: we calculate the break-even point before you commit. How refinancing works.
Equity release. Borrowing against the value you have built in a property you own, within the same loan-to-value limits. Good to know: the amount you can release depends on the current valuation minus what you still owe. Equity release explained.

A lower rate is not always a cheaper mortgage

Example only. Rates and fees are made up to show the method. They are not live offers. Two offers on the same AED 1,200,000 loan over 25 years, each fixed for three years:
Item Offer A Offer B
Fixed rate 4.25% 3.99%
Arrangement fee 0.5% (AED 6,000) 1% (AED 12,000)
Monthly payment About AED 6,500 About AED 6,330
Saving on repayments over 3 years n/a About AED 6,200
Extra fee paid upfront n/a AED 6,000
Net difference over the fixed period n/a About AED 200
Offer B looks cheaper, yet once the extra fee is included the gap almost disappears. What matters next is what happens after the fixed period: the margin the bank adds to the market rate, the early settlement terms and the insurance you must buy. We line these up side by side so you can see the real difference.

What we handle between “apply” and “approved”

  1. Fact-find. We review your income, debts, savings and plans.
  2. Shortlist. We narrow the market to two or three suitable lenders and explain the trade-offs. We also explain how we are paid. See mortgage broker fees in Dubai. [State your remuneration model.]
  3. Prepare the file. We assemble and check documents so the bank is not waiting on you.
  4. Manage the bank. We handle the valuation booking, answer underwriter queries and chase the final offer.
Close. We coordinate with the trustee office so the loan is registered on transfer day.

Documents ready before anyone asks

Salaried: passport, Emirates ID and visa, salary certificate, recent payslips, recent bank statements, consent for a credit report.

Self-employed: trade licence, company documents, personal and business bank statements over a longer period, financial records for the business.

Non-resident: passport, attested proof of income, foreign bank statements, proof of the source of your deposit.
Refinance (in addition): current loan statement, title deed, a request for your settlement figure from the existing bank.

Frequently Asked Questions

A fixed rate keeps your payment the same for an initial period, often one to five years, which makes budgeting simple. After that, most loans move to a variable rate based on EIBOR plus the bank’s margin. A variable rate from the start can begin lower but moves with the market. If payment certainty matters, fixed is usually the safer choice, but always compare the rate that applies after the fixed period.
The Central Bank limits the fee a lender can charge for settling a loan early, so there is a ceiling. The exact amount depends on your contract, so check the terms before you refinance or pay off a loan. We calculate any settlement charge as part of the refinancing break-even.
Lenders generally require life insurance on the borrower and property insurance for the length of the loan. These costs are added to your monthly budget, so ask for the quote before you accept an offer. Ask whether you may use an outside insurer, because prices can differ.
It varies by bank and by how complete your file is. The valuation and the final offer are usually the slowest steps. A complete, well-organised application with every document ready moves fastest, which is why we check the file before submission.
Often yes, once your title deed is issued and your lender allows it, but the savings must outweigh the costs of a new valuation, fees and any settlement charge. We run the numbers first and tell you honestly if staying put is cheaper.
