How much is the security deposit?
The commonly applied deposit is 5% of the annual rent for unfurnished properties and 10% for furnished ones. It is refundable at the end of the tenancy, after fair deductions for damage beyond normal wear and tear. Always get a signed, dated receipt and photograph the property on move-in.
Do I pay an agent commission as a tenant?
Often yes. Tenants commonly pay a commission of around 5% of the annual rent when the agent finds them the property, though this is negotiable and varies by agency. Ask for the exact amount, and what it covers, before you sign. Many agents also help with Ejari and utilities as part of that fee.
What is Ejari and how much does it cost?
Ejari is Dubai’s system for registering tenancy contracts, and every lease must be registered. Registration usually costs around AED 220 in total, and it is often paid by the tenant. Without Ejari you may not be able to connect utilities, apply for certain visas or bring a dispute to the Rental Disputes Centre. It is usually completed the same day once documents are ready.
What other costs come with renting?
Beyond rent, expect the security deposit, the agent’s commission, Ejari, and a DEWA electricity and water deposit. Tenants also pay a 5% municipality housing fee based on annual rent, collected monthly through the DEWA bill. Some buildings use district cooling (chiller), which is billed separately and can be a significant monthly cost, so ask whether it is included before signing.
How many cheques should I offer?
There is no fixed rule. Landlords often accept anything from one to four cheques, and some allow more. Paying fewer cheques gives you negotiating power for a lower rent, while paying in more instalments may come at a slightly higher annual rent. Ask what the landlord prefers and compare the total cost of both options.
Can I break my lease early?
It depends on your contract. Some contracts include a break clause that allows early exit with a set notice period, while others specify a penalty, often around one to two months’ rent. If neither is stated, the landlord can demand compensation, so negotiate the clause before signing rather than after.
Who pays for maintenance?
The landlord is generally responsible for major repairs and structural issues, while tenants usually cover minor wear items, up to a small amount set in the contract. Read the maintenance clause carefully, because contracts differ. Report problems in writing and keep copies of your messages.
